Lettings Guide
We offer 3 levels of service
All service levels include:- Fully marketing the property and finding a suitable tenant.
- Negotiating the rent, taking up references and rent guarantee (if required)
- Making sure all necessary safety certificates are in place.
- Creating tenancy agreement and obtaining tenants' signature and payment.
In addition to the above:
Silver
Tenant introduction only – service includes:
- Collection of all rental payments into your bank account, and dealing with any issues that may arise.
Gold
Tenant introduction and rent collection - service includes:
- Creating standing order for future payment into our bank account – we then account to you monthly or as directed.
Platinum
Tenant introduction and full management:
- Transferring utilities to tenants name (we cannot arrange telephone, Sky and Cable transfer)
- Arranging inventory and check in/out.
- Investigating and arranging running repairs and payment out of rent received.
- Regular Inspection visits plus additional inspection if needed.
References and rent guarantee
We arrange for an independent reference company to check the credentials of prospective tenants. A 6 month rental guarantee can be offered on tenants who pass certain criteria.
Inventory
We introduce you to an independent inventory company. If you take the Silver or Gold service this is recommended but optional. With Platinum it is essential.
Agreement
We use ARLA (Association of Residential Letting Agents) Assured Shorthold Tenancy Agreements.
Tenancy Deposit Scheme
We belong to this government sponsored scheme designed to arbitrate where there is a dispute regarding dilapidation costs at the end of a tenancy.
