Block Management

White & Sons have a department solely dedicated to Residential Block Management. We provide management and administration support for Leasehold  Management companies and Residents Association alike. The management of residential estates is a unique form of property management requiring specialised skills and an in-depth knowledge of legislation which our qualified staff have at their fingertips.

At  White & Sons we have a proven track record in the highly specialised area of Block Management. We take a proactive approach to the properties we manage with the view that value should not only be maintained but enhanced wherever possible. To achieve this, we work closely with owners and representatives of Resident Associations to ensure that the development is well managed, on a day to day basis supplemented by preparing programmes of cost effective maintenance that maximises capital value of buildings while continuing to maintain the service charge at an affordable, economic level.
Our management portfolio ranges from 4 individual flats in a block through to a development of 59 units on an estate with a wide range of properties in between.

White & Sons offer the following services in our Block Management department:

• Collection of ground rents and service charges
• Preparation of service charge budgets and financial forecasts
• Arrangement of all Flat Management functions and negotiation of associated contracts
• Administration of building works
• Administration of contracts covering gardening, cleaning and associated day to day management
• Organising building insurance, including valuations and claims handling
• Site visits
• Liaison with residents on all matters
• Dealing with assignments and notices
• Arrangement of and attendance at the Annual General Meeting
• Preparation of year end accounts and returns
• Regular reports to Freeholders
