What does a Labour Government mean for the Lettings market?

With a change in Government, we thought we would highlight some of the key manifesto items which could have an impact on the UK Lettings market.

These can be found in their manifesto under the “Break down barriers to opportunity” section.  Some key elements include:
  • Abolish Section 21 no-fault evictions. 
  • Prevent private renters being exploited and discriminated against. 
  • Empower tenants to challenge unreasonable rent increases. 
  • Extend ‘Awaab’s Law’ to the private rental sector. 
  • Tackle unregulated ground rent changes and bring ‘unfair’ maintenance to an end. 
  • Ban leasehold on new flats and ensure commonhold is the default tenure - read more about that here. 
  • Ensure private rented homes meet minimum energy efficiency standards by 2030. 
  • Enact Law Commission proposals on leasehold enfranchisement, rent to manage and commonhold.  
The labour party have stated their first actions for change will be divided into six steps: delivering economic stability, cutting down NHS waiting times, set up Great British Energy and crack down on antisocial behaviour.  They have said they aim to build 1.5 million new homes over the next parliament.
