What Is A Probate Valuation

In order to obtain a grant of probate the Executors administering the Estate will need to complete forms to HMRC on which they will need to state the value of the Deceased’s assets. This will include the market value of any property interest that they held at the date of death, such as freehold and leasehold property.

  • There is a myth that a probate valuation is a discounted valuation. This is not true. The probate value is the full market value.
  • There is also a myth that these valuations need always be conducted by a chartered surveyor or that a Red Book valuation is needed. This isn’t always the case.

What is a Red Book Valuation?

Executors are more likely to need a Red Book valuation at the outset if the Deceased’s assets are complicated, the values are higher and/or where specific reliefs might be obtainable against Inheritance Tax.
