In order to obtain a grant of probate the Executors administering the Estate will need to complete forms to HMRC on which they will need to state the value of the Deceased’s assets. This will include the market value of any property interest that they held at the date of death, such as freehold and leasehold property.
Executors are more likely to need a Red Book valuation at the outset if the Deceased’s assets are complicated, the values are higher and/or where specific reliefs might be obtainable against Inheritance Tax. In straightforward cases Executors may be more relaxed about having an informal market appraisal conducted by an estate agent which will provide a value that can be inserted into the Probate Return.
