Tenant Information

What fees can a tenant to pay?

You cannot require a tenant (or anyone acting on their behalf or guaranteeing their rent) to make certain payments in connection with a tenancy.
You cannot require them to enter a contract with a third party or make a loan in connection with a tenancy.

The only payments you can charge in connection with a tenancy are:

a) the rent

b) a refundable tenancy deposit capped at no more than five weeks’ rent where the annual rent is less than £50,000, or six weeks’ rent where the total annual rent is £50,000 or above
c) a refundable holding deposit (to reserve a property) capped at no more than one week’s rent

d) payments to change the tenancy when requested by the tenant, capped at £50, or reasonable costs incurred if higher

e) payments associated with early termination of the tenancy, when requested by the tenant

f) payments in respect of utilities, communication services, TV licence and council tax;

g) A default fee for late payment of rent and replacement of a lost key/security device, where required under a tenancy agreement

LETTING ONLY SERVICE 

  • Full expert marketing of your property 
  • Tenant Referencing
  • Tenant introduction only, with no subsequent management responsibility. The fee includes introducing a tenant, arranging and accompanying viewings and negotiating the tenancy. 
  • White & Sons are part of the Tenancy Deposit Scheme (TDS) and we will hold the deposit for the duration of the *tenancy

RENT COLLECTION SERVICE 

  • Full expert marketing of your property 
  • Introducing a tenant, arranging and accompanying viewings and negotiating the tenancy
  • Tenant Referencing
  • Collection of rent for the duration of the tenancy
  • Monthly accounting & statements to the landlord 
  • White & Sons are part of the Tenancy Deposit Scheme and we will hold the deposit for the duration of the tenancy 
  • Arrangement of required legal documents, such as Gas Safety Certificates* 

FULLY MANAGED SERVICE 

  • Full expert marketing of your property 
  • Full tenant referencing
  • Collection of rent for the duration of the tenancy
  • Tenant introduction, arranging and accompanying viewings then negotiating the tenancy 
  • Arranging check in/out procedures and Property Condition Reports
  • Monthly accounting & statements to the landlord 
  • White & Sons are part of the Tenancy Deposit Scheme and we will hold the deposit for the duration of the tenancy
  • Management of routine property maintenance
  • Regular property inspection visits with any concerns being highlighted to the landlord
  • Serving of Notices as required
  • Arrangement of required legal documents, such as Gas Safety Certificates*
  • Liaising with landlord and tenant with regard to the dilapidations deposit at the end of the tenancy
