Description & Accommodation
The site currently contains a number of structures which we measured to have a gross floor plate area of 6,128 sq.ft (569.30 sq.m)

125 and 127 Croydon Road contain two main structures fronting the Croydon Road, a detached house and a semi-detached house, with the former having been sub divided into flats. Both properties are vacant and would benefit from a full refurbishment.

The rearmost section of 125 Croydon Road contains a mix of open storage land, garages and workshops. The area is accessed via a service road to the left of the detached building.

129 Croydon Road comprises a 1930s built, former semi-detached house. It is currently configured to provide office accommodation on the ground floor and a one bedroom flat on the first floor.
There is parking for three cars to the front of the property directly off the Croydon Road.
To the rear of the site is a large, open plan storage yard with four brick-built workshops in the rear yard. Dimensions of these are available upon request.
We have measured the site to have a combined total of area of circa 0.52 acres

Potential
The site offers excellent potential for residential development subject to the necessary planning consents being granted.

The subject section of the Croydon Road contains a large number of blocks of flats, most with parking to the rear. Immediately adjacent on the southern perimeter of the property is Kingswood Place, a 3-4 storey development, comprising eighteen 1- and 2-bedroom flats. To the northern side are Cypress Court and Bracken Court, which comprise two blocks, arranged over 3, 4 and 5 storeys. These are arranged to provide a central parking area with one block fronting the site and another positioned on the rear most section.
