New ‘register your rental property’ service roll out from December 2026.

The UK Government has confirmed that its new ‘Register your rental property’ service will begin rolling out across England from 15 December 2026. 
Landlords of assured and regulated tenancies will be required to register themselves and each occupied rental property.  

The rollout is regional. Landlords in the West Midlands will start the rollout, and they must register by 14 March 2027, with other English regions following through to November 2027. 

Registration will cost £65 per property each year, and you’ll need to renew your registration each year.

Registration deadlines are based on your property’s location.  For example, if you live in London but your rental property is in Surrey, then you’ll need to meet the deadline for registering in South East.

At the moment, you are only required to register your properties if they are currently under let, or become let during the rollout period.  Under future legislation, you will also be required to register any unoccupied properties before you or your agent markets them for let.  You and your letting agent will also need to ensure your unique landlord and property identifiers are included on adverts at this point. We will provide further guidance ahead of this requirement. 

Landlords will need a GOV.UK One Login to use the service. You’ll need to record details of your properties, like the address and the number of residents and bedrooms, as well as the amount of rent you are receiving for a property.  You’ll also need to demonstrate you meet health and safety standards by uploading gas, electric, and energy performance certificates.

If you use a letting agent, then you’ll still need to start the registration process yourself. There will be an option for your agent or property manager to upload certain information on your behalf. Details on this are to follow.  

The deadline for properties in the South East is;
  • Date regulations commence 15th March 2027 
  • Deadline to register 14th June 2027
