DESCRIPTION
The land off Tilburstow Hill comprises a single block of agricultural land, currently down to grass and in recent years has been used for hay and the grazing of sheep.

In total the land extends to approximately 79.84 acres (32.31 Ha) of which 73.85 acres is permanent pasture and 5.99 acres is woodland and ponds.

The land to the south is designated as Grade 3 with the remainder being Grade 4. The soil is described as slowly permeable slightly acidic but base rich loamy and clayey soil.

The land is situated within the Greenbelt.

SITUATION
Located approximately 0.7 miles south west of the settlement of South Godstone and Godstone Train Station. The Land is located approximately 0.16 miles from the A22.

ACCESS
The Land is accessed via two rights of way along a farm track along points A and B off Tilburstow Hill Road and from Carlton Road between points C and D. Access to the land is over third-party land, please refer to information pack for more details.

There are no public rights of way which cross the land.
